Fixer Up Program
Concept
This program is useful at the time of your move-in or while you are a tenant.
Move-in Voucher: Once you pay your Security Deposit, we offer 100% credit to go towards any incomplete repairs to the unit. *
Tenant Voucher: You can purchase home upgrades to the unit, and we will deduct those items cost from your rent.
Plan Coverage
The Fixer Up Program ONLY covers your purchase materials and not labor or tools.
Processing the Program
- Complete the Fixer Up Program application on the web site.
- We will email you a voucher number (Ex. V05-012).
- Take pictures of what you are upgrading (We suggest at least 3 wide, and any details photos).
- Go onto the website, choose your FUA unit, and select your start date.
- You may purchase your approved items from Home Depot.
- At the time of your payment, make sure to tell the cashier you need a JOB DESCRIPTION.
1. They will ask for a phone number use (323)777-9800
2. And A Job Description use your voucher number (Ex. V05-012).
3. This will send a copy of the receipt to us.
4. Your credited will be determined off this store receipt.
5. Keep your copy.
- Take completion pictures of your work (The same 3 wide, and any details photos as you did in the beginning)
- Submit the completed pictures before the 25th of the closing month to insure your credit voucher is eligible for the upcoming month.
Once the requirements are met you will receive an electronic voucher stating the deduction amount from your rent. Of course, that amount my very, depending on the work. If your work is not completed by the 25th of that month, you must pay your rent amount in full regardless if your vouchers is approved, and to avoid any late fees.
- If your project cost is more than your monthly rent amount, we will carry that amount over onto your next month rents, until your credit amount is refunded in full.
Application Submission
- Rent MUST be 100% current.
- We ONLY accept Applications between the 1st and the 10th of the month.
- Work MUST be completed by the 25th of the application submission month.
Incomplete Work
- If the work is not completed before the 25th of that month, you will be responsible for your rent in full.
- We will extend you another 25-days to complete your project.
- If you do not complete the project in that extended 25-days, your voucher will be forfeited.
SPECIAL PROJECTS: If your project requires more time then the extended 25-days, it must be approved in the beginning by the landlord. Some cases the voucher credits will be paid over several months to complete the payout.
Moving Out
All upgrades will remain the ownership of the owner. You are not authorized to remove any upgrades or repairs to the unit.
